Should you wish to proceed, your occupation contract and supporting documents are normally issued electronically for ease and convenience, with hard copies available upon request. You will have the opportunity to review all documentation carefully before signing.

Permitted Payments

1. Holding Deposit

  • Maximum: One week’s rent (Monthly Rent ÷ 4.35).
  • The holding deposit is payable at the point of application to reserve a property.
  • The property will be reserved for 15 calendar days from receipt of the holding deposit, unless
    otherwise agreed in writing (up to a maximum of 4 weeks from application).
  • The holding deposit will be refunded within 7 days of entering into the occupation contract or applied toward the first month’s rent.
  • The holding deposit may only be retained if the applicant withdraws, provides false or misleading information, fails a Right to Rent check, or fails to take reasonable steps to enter into the occupation contract.


2. Security Deposit

  • The security deposit will be equivalent to 5 weeks’ rent where the annual rent is under £50,000, or 6 weeks’ rent where the annual rent is £50,000 or more, in accordance with Welsh legislation.
  • The security deposit is payable before or at the signing of the Standard Occupation Contract.
  • The deposit will be protected with the Deposit Protection Service in line with statutory requirements.
  • The deposit will be returned at the end of the occupation contract subject to satisfactory condition of the property and compliance with contractual obligations.
  • Undisputed amounts will be returned within 10 working days of agreement.
  • No interest is payable on deposits.


3. Rent

  • First month’s rent is payable before or at signing of the Standard Occupation Contract.
  • Subsequent rent is payable monthly in advance by standing order or other agreed method.

Late Payment of Rent

  • If rent remains unpaid for more than 7 days after the due date, interest may be charged at 3% above the Bank of England Base Rate.
  • Interest will be calculated daily from the date the rent became overdue until payment is received.
  • Replacement Keys, Security Devices & Locks
  • Where a contract holder breaches the occupation contract resulting in replacement of keys, security devices, or locks, charges will be limited to the  actual cost incurred, evidenced by invoice or receipt.
  • Where a contractor is required, reasonable labour costs may also be included.
  • Early Termination (at Contract Holder Request)
  • If a contract holder requests early termination, they will remain liable for rent until a replacement
    contract holder is found or the fixed term expires.
  • Reasonable re-letting costs may be charged.

We do not charge any fees other than those permitted under the Renting Homes (Fees etc.) (Wales) Act 2019.

If a contract holder breaches the Standard Occupation Contract, they may be liable for damages
as permitted by law.

During your occupation contract, you will have access to your own secure Property Hub, available 24/7.

This portal allows you to view and manage key information relating to your occupation, including your contract details, rent account and payment history, documents, inspection reports and upcoming property visits.

You will also be able to access prescribed information and all safety certificates applicable to the property in line with current legislation.

Please note, the Property Hub is provided for convenience and does not replace any formal notices or documents that must be served in accordance with legal requirements.

Bayside Property Lounge reserves the right to amend its fee structure with appropriate notice.

All services are provided in accordance with current Welsh housing legislation.

If the Contract Holder (Tenant) breaches any of the conditions of the Standard Occupation Contract (Tenancy Agreement) the Contract Holder(Tenant) may be liable to pay damages to the Landlord for that breach, as permitted by the Renting Homes (Fees Etc.) (Wales) Act 2019.
