Letting property in Wales comes with defined legal responsibilities. All landlord services are delivered in line with current Welsh legislation, including the Renting Homes (Wales) Act 2016. We provide clear guidance to help landlords meet their obligations confidently and correctly.

Where we manage your property, we support compliance with key requirements such as occupation contracts, deposit protection, prescribed information and ongoing management standards.

Rent Smart Wales

All landlords in Wales must be registered with Rent Smart Wales. Landlords who carry out letting or management activities themselves must also be licensed.

Where we provide a fully managed service, we can operate under our own Rent Smart Wales licence for letting and management activities on your behalf. Landlord registration, however, remains a legal requirement.

Rent guarantee (Optional)

We are able to offer Rent Guarantee protection through a third-party provider (arranged and administered by Let Alliance and underwritten  by AmTrust Europe Limited).

What is rent guarantee?

Rent Guarantee is an insurance-based product designed to help protect landlords in the event that a Contract Holder fails to pay rent or breaches the occupation contract, subject to the provider’s terms, conditions and underwriting criteria.

This product is optional and is not a legal requirement. Availability, eligibility, exclusions and cover limits are determined by the insurer.

Support that continues

Our role does not end once a property is let.

For managed properties, we provide ongoing support throughout the occupation contract, handling day-to-day management, maintenance coordination, communication and legislative updates where applicable.

Our aim is to make letting straightforward, well-managed and professionally supported.

Let Only Service (Experienced Landlords)
  • Occupation Contract (Tenancy) Set-Up Fee: 95% of first month’s rent (Minimum £597)
    Includes marketing, viewings, referencing, contract preparation and move-in process.
  • Optional: Deposit Registration £120.00
  • Optional: Contract Renewal £120.00
  • Preparation and service of statutory notices (if instructed): £75 per notice.
  • Initial Property Visit Report: £150.00
  • Occupation Contract (Tenancy) Set-Up Fee: 55% of first month’s rent (Minimum £597)

  • Monthly Fee: 9.6% of rent collected.

  • Includes rent collection, arrears management and statements.

  • Optional Rent Guarantee Insurance (subject to terms and conditions)

  • Occupation Contract (Tenancy) Set-Up Fee: 65% of first month’s rent (Minimum £597)

  • Monthly Fee: 14.4% of rent collected.

  • Includes full management, maintenance coordination, inspections and compliance.

  • Occupation Contract (Tenancy) Set-Up Fee: 55% of first month’s rent (Minimum £597)

  • Monthly Fee: 18.06% of rent collected.

  • Includes full management and rent guarantee (subject to policy terms)

  • Renewal of Occupation Contract (Tenancy): 6 Months at £95.00 and 12 Months at £120.00

  • Preparation and issuing of written statement: £60.00

  • Detailed property visit report (6 monthly): £75.00

  • Legionella Risk Assessment Report: £80.00 initial (valid for 2 years), £65.00 thereafter

  • Transfer of property to new landlord fee: £180.00

  • Court attendance (if instructed): £240.00 per day or part thereof.

  • Bailiff attendance: £95.00

  • Transfer management: £180.00

  • Landlord rescue service set-up: £595.00

  • Vacant property visit & report: £25.00

  • Obtaining proof of ownership: £30.00

  • Duplication and testing of keys: £12.00 plus cost of key cutting.
  • Administration of NRL tax returns: £180.00 per year
  • Duplicate end of year statement: £15.00 (£50.00 between 1 January and 31 January)

This portal allows you to view and manage key information relating to your occupation, including your contract details, rent account and payment history, documents, inspection reports and upcoming property visits.

You will also be able to access prescribed information and all safety certificates applicable to the property in line with current legislation.
