Your property will be launched across major platforms including Rightmove and Zoopla, alongside our website, social media channels and targeted buyer database.

Before marketing begins, we gather and verify key property information to ensure accuracy, transparency and compliance with current Material Information guidance…giving buyers clarity from the outset.

Once your property is live, we remain fully hands-on.

You’ll receive updates, honest feedback from viewings and guidance throughout negotiations.

You’ll also have access to our Property Hub, where marketing activity, viewings, offers and sale progression can be accessed 24/7. From launch to completion, we’re right there.

Bayside Property Lounge is a member of the Property Redress Scheme (PRS), providing independent redress for consumers.

Our Fees

Our fee for selling your property is:

1% of the final sale price or £2,495 plus VAT (whichever is greater).
VAT is charged at the prevailing rate.

Our fee is payable upon completion of the sale.

There are no upfront marketing fees under our standard sole agency agreement.

A full written breakdown of our services, fees and terms will always be provided before you instruct us.

When you instruct Bayside Property Lounge, we act as sole agent for an initial period of 16 weeks, as set out in our written Terms of Business.

Sole Agency” means that if contracts are exchanged with a purchaser introduced by us during the agency period, our fee will be payable. If you introduce a buyer privately during this period, our fee may still become due.

Full details will be clearly explained prior to instruction.

If you instruct us during a home visit or at a distance, you have the legal right to cancel your agreement within 14 days, in accordance with the Consumer Contracts Regulations 2013.

Cancellation must be confirmed in writing.

If you cancel within this cooling-off period, you will not be charged unless you have expressly requested us to begin work during that period.

If you choose to withdraw from the agreement after the 14-day cooling-off period and within the 16 week sole agency term, a discretionary fee of £350 plus VAT may apply.

This contributes towards marketing and listing costs already incurred.

Under current legislation, a valid Energy Performance Certificate (EPC) must be commissioned before a property can be marketed for sale.

The EPC rating will be included within the property details and made available to prospective buyers.

We are required to carry out customer due diligence and identity verification checks in accordance with the Money Laundering Regulations 2017. To support this process, we use a third-party provider, Credas (Credas Technologies Ltd), to complete checks securely and efficiently on our behalf. These checks apply to all clients, including both sellers and buyers.

Required Documentation

  • As part of this process, you may be asked to provide:
  • Proof of identity: e.g., passport or driving licence.
  • Proof of address: e.g., utility bill or bank statement.
  • Source of funds: Information relating to your funds, where required.

Regulatory Screening

Our checks may also include screening for Sanctions and Politically Exposed Persons (PEPs), in line with regulatory requirements. Where a transaction involves a company, trust, or beneficial owner, additional documentation will be required to verify ownership and control.

Verification Options
If you prefer not to complete the verification process electronically, please let us know and we will provide guidance on alternative methods of verification.

While we use a third-party provider, Bayside Property Lounge remains responsible for ensuring full compliance with all regulatory obligations.

All photography, videography, floor plans and marketing materials produced as part of our service remain the intellectual property of Bayside Property Lounge and/or our appointed professional partners.

These materials are created for the purpose of marketing your property through Bayside Property Lounge.

Unless otherwise agreed in writing:

  • Clients are not permitted to reuse, reproduce or distribute this content for other purposes or with other agents.
  • Usage rights remain with Bayside Property Lounge.


If you wish to purchase or reuse any materials independently, this may be arranged by prior written agreement and may incur an additional fee.

Referral Scheme

If we recommend third-party services, we will always let you know if we receive a referral fee. Any such arrangement would be clearly disclosed to you in writing before you decide whether to proceed.
